A prefabricated steel structure building is a bolt-together steel frame system in which every column, rafter, purlin, and connection plate is precision-cut, drilled, and welded in our factory — then containerized and shipped to your site for rapid assembly.

Project Location: Suburbs of Saskatoon, Saskatchewan Building Type: Constant‑temperature storage warehouse for seeds / grains Building Area: 320 m² (10 m × 32 m) Eave Height: 3.8 m; Ridge Height: 5.2 m Delivery Lead Time: 15 days for design + 25 days for production + 18 days for over‑land transportation & installation
The client is a breeding farm owned by a seed company in Saskatchewan, requiring storage for high‑value canola and wheat breeding seeds. Internal warehouse temperature shall be kept stable at 10‑15 °C with relative humidity ≤ 50 % to avoid seed vitality degradation. Saskatchewan sees extreme winter temperatures as low as ‑40 °C, with a foundation frost depth reaching 1.8 m.
• Portal steel frame with clear span of 10 m and column spacing of 5.0 m • Full‑enclosure envelope using 150 mm PIR polyurethane cold‑storage panels (walls + roof). Joints are sealed with sealant to ensure excellent overall air‑tightness. • An additional PE vapour barrier installed on the warm side of the roof to block indoor moisture vapour penetration into insulation layers • Wall‑mounted air‑conditioning system equipped (cooling & dehumidification modes), sized based on sensible heat load of 8 kW • Foundation with enhanced thermal insulation: 100 mm XPS extruded polystyrene boards beneath floor slab (extending 1.2 m outward around foundation perimeter) to break frost‑heave thermal bridges • Door: 3.0 m × 3.0 m insulated sliding door (100 mm PIR filled door panel)
Full‑wrap thermal insulation plus air‑tight design delivers minimal fluctuation of internal temperature and humidity. Actual test data: under external ambient temperature of 35 °C in summer, indoor temperature can be maintained below 13 °C merely by activating dehumidification mode. Energy consumption is 40 % lower compared with conventional cold‑storage solutions.
Frequently Asked Questions
· What if something is missing or damaged during shipping?
· We provide an assembly kit checklist with every shipment, and we recommend your site team do an inventory count before starting erection. In the rare event of a shortage or transit damage, we ship replacements by air freight at our cost — typically arriving within 5–7 business days.
· How is the steel packed and shipped?
· All components are bundled, labeled, and containerized with a detailed packing list keyed to the erection drawings. Bolts and small accessories are packed in clearly marked plywood crates. We use export-grade fumigated timber dunnage and VCI (volatile corrosion inhibitor) wrapping for ocean freight.
