Project Background
The client is a blueberry grower in the Fraser Valley with an annual output of approximately 120 tonnes. The facility is required for the rapid sorting, pre-cooling, and packaging of blueberries during the harvest season (July–August). While the coastal BC climate features rainy winters with little snow, internal temperature control is essential during summer to prevent spoilage of the fresh fruit due to high heat.
Technical Specifications
Portal rigid frame structure: 20 m clear span and 6.0 m column spacing; the wide span ensures a flexible layout for sorting production lines.
Roofing: 75 mm PIR (polyisocyanurate) sandwich panels (thermal insulation + lightweight); Walls: 50 mm rock wool sandwich panels.
Ventilation: Continuous ridge ventilator + intake louvers located under the eaves on the south side.
Pre-cooling Room: A dedicated 6 m × 8 m cold room partitioned within the building, featuring 100 mm PIR cold storage panels and a refrigeration unit.
Flooring: 200 mm reinforced concrete slab (designed for forklift loads) with a wear-resistant polyurethane top coating.
Foundation: Standard spread footings (frost depth in coastal BC is only 0.6 m).
Loading/Unloading Area: 6 m cantilevered canopy on the east side covering the unloading platform.
Project Highlights
The 20 m clear-span design allows for the internal arrangement of three parallel sorting lines, a pre-cooling room, a packaging area, and a finished-product staging area, achieving a daily processing capacity of 8 tonnes during peak harvest. The client recouped their investment in the building by the second harvest season.

Our in-house engineering team produces a complete structural package — frame analysis, connection design, foundation reaction tables, and anchor bolt layouts — referenced to your local building code. We can also coordinate with your local engineer of record for plan review and permit submission.

· We strongly recommend our site supervision service for first-time clients: an experienced erection supervisor travels to your site to guide your local crew through the assembly. For repeat clients with trained crews, the bolt-together system is designed for self-erection using our color-coded manual.
